Residential leases may be for a periodic tenancy, which is for a specified period of time with no definite termination date, such as a month-to-month or year-to-year lease. Periodic tenancy leases are automatically renewed from period to period. Leases can also be for a tenancy for years, which does specify a termination date for the lease. Tenancies for yearly leases are not automatically renewed and require a written change to the lease to alter the terms.
